Our services:

Kostabon! Pensions & Mortgages Ltd is a mediator in the fields of insurance, mortgage, loans, and other financial services.

Our firm does business with several providers (banks and insurance) of financial products.

In the context of the following work shall be carried out before you provide us command:

Phase 1) Inventory and mortgage calculation

Phase 2 Submission by mortgage lenders

Phase 3) Signature mortgage quote and insurance agreement (s)

Phase 1

Through an introductory meeting we will identify what are the needs of the client. Kostabon will make a calculation of the mortgage based on the information provided, the maximum mortgage lending and the amount of insurance premiums and insured amounts. An estimate will be given to the feasibility of the mortgage and we will take you through how the process will proceed. If after receipt of the proposal and this document service, the further process would initiate then please send us the signed document .

Phase 2

Upon receipt of the signed document services we will send your application together with the required documents, submitting to one or more lenders. We also propose a financing memorandum is sent along as accompanying letter. We can recommend an appraiser who prepares a valuation for the property to be financed. Given our expertise and experience in the local mortgage market, we know which lenders we can negotiate the best terms and rates. Moreover, we are able to estimate which lender best suits your profile / situation. Upon receipt of the mortgage offer (s) we will present to you and advise you in the choice.

Phase 3

Upon receipt of the signed mortgage offer, we will return it to the respective lender. Then the mortgage insurance should be rounded. This means that there is a tenancy, accident and life insurance should be closed. Any required medical examination and other activities, we will also arrange for you. The required coverage statements we will send to the bank. Furthermore, we will assist you in the journey around  the notary.

Reward

For the placement of your order we charge: 1.25% agency fee from the principal of the mortgage loan. The closing commission is co-financed in the mortgage.

The billing takes place in 3 stages, which correspond to the above-mentioned phases.

-Upon receipt of the mortgage calculation and signing the document service is 25% of the mediation fee.
-At the start of Phase 2 is also 25% of the mediation fee.
-At the start of Phase 3 is due the remaining 50%.

Withdrawal commission

If you for any reason decide to cancel the contract, or if three providers that we have contacted have rejected the application note, or if new information shows  that the mortgage will have no chance of success , all amounts are in line with the phase in which the application is due are to be paid.
Timetable

After we have received your signed service document we will commence as soon as possible with our work.

After submitting the complete mortgage application (including all additional documents) and take out the necessary insurance, you should take into account a lead time of at least four weeks before the mortgage can be passed.

Responsibilities of the principal

During our work, we will receive all necessary support from you so that we can deliver our work in accordance with the timetable. Under support we mean helping with collecting all relevant documentation (softcopy and hardcopy) and all the help is deemed necessary in order to complete the above work in a timely manner.
