Property tax introduced on Curacao

Until 2014 there was not levied property tax on Curacao yet. That has changed on January 1, 2014 and the Ordinance came into force property tax.Property tax in Curaçao (property tax)

The property tax is levied annually on the shelf value fixed by the Inspector of Taxes for immovable property.

Notes on the property tax in Curacao

1. The property tax is levied on those who at the beginning of the calendar year, the enjoyment has by virtue of ownership, possession or limited right of a property.

2. If at the beginning of the calendar year more than one taxpayer of the enjoyment has by virtue of ownership, possession or limited right of a property, tax is levied on all taxpayers together.

3. If at the beginning of the calendar several taxpayers have the enjoyment of the immovable property (under ownership, possession or restricted duty) and therefore has every right to use the property for part of the calendar (time-share) the tax is levied on all taxpayers together.

4. For the purposes of the 1st, 2nd and 3rd point is classified as pleasure that, the one at the beginning of the calendar as such in the land is registered, unless there at that time is another pleasure having (by virtue of ownership, possession or limited right)

5. If there is rent land, which is owned by the Curacao property tax is levied on the lessee of the land (on the value of a building on a rental basis).

For real estate located in the economic zone are exceptions.

The founder value (or fiscal value) will be fixed when changing the immovable property as a result of construction, reconstruction, improvement, demolition, destruction.
