You probably already have a home and are about to make one of the biggest purchases in your life. You can also enable a broker to search your dream house for a search. Your housing requirements are being invented and afterwards we are looking for suitable housing.
In most cases, when buying, you will be able to deal with the seller’s broker. However, this sales broker does not care for you, but that of the seller. Many people are insufficiently aware. That’s why it’s always wise to take your own independent advisor: a buying broker.
What is the difference?
• A broker advises the buyer of a house;
• A sales broker advises the seller of a house
What can a broker mean for you?
• conducting expert negotiations to minimize selling prices;
• Is a conversation partner who represents your interests only;
• Guided by the views of the houses;
• Informs about the legal and architectural advantages and disadvantages of a specific property;
• Advise whether an architectural inspection is necessary;
• Your broker takes note of dissolving terms, special clauses and penalties and advises you accordingly;
• Checks the notarial deed of delivery and the notary’s settlement;
• Inspects the property for transfer to the notary and can record the meter positions;
• Has knowledge of the housing market and local regulations;
• Has a network that can be enabled. For example, if you need a reliable valuer, notary or mortgage advisory
You can outsource the entire purchase plan or subdivide. For the entire service a 2% fee of the property’s purchase price will be charged. This amount is exclusive of 6% sales tax and any reports, notary fees, transfer tax. Most real estate agents in Curacao charge a fee of 4% of the purchase price.
Note: A broker can be one time broker and another broker. And, therefore, has a lot of understanding both from purchase and sale. However, a broker may never act at the same time for the seller and buyer in one and the same immovable property.
