In brief
- Define how you will use the property before comparing listings.
- Budget for taxes, notary fees, inspections, financing and initial maintenance.
- Make every offer conditional on the checks and financing that apply to you.
Buying a house in Curaçao while you live in the Netherlands is perfectly feasible, but the process differs from a purchase in the Netherlands. Distance, local property rights, foreign-currency financing and the condition of a tropical home all deserve attention. A clear search profile and a realistic total budget make it easier to compare the current houses for sale in Curaçao.
Decide how you intend to use the property
Start with the purpose of the purchase. A permanent home, a holiday property and a rental investment require different locations, layouts and rules. Consider travel time to work or school, security, maintenance during periods of absence and whether short- or long-term rental is permitted. This prevents an attractive listing from becoming a poor practical fit.
Calculate the complete buying budget
The asking price is only one part of the investment. Allow for transfer tax, notarial and registration costs, a valuation, a technical inspection, mortgage costs and any immediate repairs or furnishing. Keep a contingency for roofs, air-conditioning, drainage, windows and outdoor areas, which can require more maintenance in a sunny and salty climate. Read the separate guide to buying costs in Curaçao before setting your maximum offer.
A step-by-step purchase from abroad
- Prepare a search profile. Record your budget, preferred areas, number of bedrooms, outdoor space, rental plans and non-negotiable requirements.
- Arrange a financing indication. A lender can explain the documents, own-funds requirement and affordability assessment that apply to residents and non-residents.
- Compare locations. Visit at different times or ask your agent for video, access and neighbourhood context, not just a polished property tour.
- Inspect the property. Review the structure, roof, installations, moisture, drainage, pest traces, pool and retaining walls. Use an independent specialist when appropriate.
- Check the legal position. The civil-law notary checks title and transfer documents. Also confirm boundaries, registered rights, permits, leasehold conditions and association or resort rules.
- Submit a documented offer. State the price, desired transfer date, included items and any conditions for financing, inspection or document approval.
- Sign and complete. After the purchase agreement, deposits or guarantees and the agreed checks, the notary prepares the deed of transfer and financial settlement.
What can be handled remotely?
Search meetings, document exchange and some viewings can be arranged digitally. A power of attorney may sometimes be used for the notarial transfer, subject to the notary’s requirements. However, do not let convenience replace due diligence. Ask for current documents, readable plans, a detailed video viewing and written confirmation of important statements.
Common pitfalls
- Using the full budget for the purchase price and leaving no reserve for costs or maintenance.
- Assuming a holiday-rental strategy is permitted without checking zoning, association and resort rules.
- Making an unconditional offer before financing and technical checks are clear.
- Comparing homes only by price per square metre while ignoring condition, land rights and location.
- Relying on verbal promises that are not included in the agreement.
Prepare before you make an offer
Have identification, income and asset documents ready, agree who advises on technical and legal matters, and request a written estimate of all transaction costs. A local agent can coordinate the process and keep the communication between buyer, seller, lender, inspector and notary clear.
