Understand the apartment right
Ask for the deed of division, division plans and applicable regulations. These documents show which areas are private, which are common and how voting rights and costs are allocated. Parking spaces, storage, terraces and garden areas should be clearly documented; exclusive use is not always the same as ownership.
Review the owners’ association
A healthy association protects the building and owners. Request recent meeting minutes, budgets, annual accounts, insurance information, house rules, outstanding-owner balances and the maintenance plan. Check the reserve fund against expected work on roofs, façades, lifts, pools, security, roads and technical systems. Low monthly fees can be attractive but may signal underfunded maintenance.
Calculate recurring costs
In addition to mortgage payments, allow for association fees, insurance not included centrally, utilities, property tax, maintenance inside the apartment and management if you are abroad. Ask which services are included and how water or electricity for common facilities is allocated. Review whether a major special contribution has been discussed or approved.
Confirm rental and occupancy rules
If rental income is part of your plan, verify the rules before relying on projections. The deed, house rules, resort conditions and public regulations may distinguish between long-term and holiday rental. Inspect the unit and the building
A technical inspection should include the apartment and visible signs in the wider complex. Pay attention to moisture, concrete and reinforcement, façades, roofs, drainage, electrical installations, plumbing, air-conditioning and windows. Compare observed condition with the association’s maintenance plan and reserve.
Legal and financial completion
The notary checks the title and prepares the deed of transfer. Your lender may require a valuation and specific insurance.
